Proptimize and Built to Build lease 13,000 m² in AMS CityDocks

Medux has been contracted as the first tenant for AMS CityDocks, a new 37,000 m² multi-tenant urban distribution center being developed by Proptimize and Built to Build on the Amsterdam Osdorp business park.

Medux, employer of over 2,700 employees, is a market leader in the Dutch assistive devices sector. With the brands HartingBank, Medipoint, Atlas Kidtech, MHG, Orthototaal, and Eureva, they provide advice, management, maintenance, and logistics for assistive devices, whether at home or in a care organization, at any location. In the Northwest region, Medux has various existing locations, and consolidating into a shared building enhances collaboration in the region’s supply and distribution.

We are also electrifying our fleet, aligning with Amsterdam’s ambition to supply the city carbon-neutral between 2025-2030.

AMS CityDocks has a 5-megawatt electrical connection and will be constructed from Q2 2024, with completion scheduled for a year later. With the leasing to Medux, there is still a total of over 24,000 m² available for third-party leasing, divided into city hubs ranging from 2,300 m² to 3,600 m² up to over 18,000 m² contiguous. The complex includes a parking garage with over 400 spaces for cars and vans, equipped with ample charging points, as well as an indoor bicycle storage for 140 bicycles.

Sustainability, a high-quality working environment, and nature-inclusive construction are central to AMS CityDocks. Based on these qualities, the complex aims for a BREEAM 2020 **** Excellent certification and will feature heat pumps, 6,500 solar panels providing over 3 megawatts, 90% FSI, light sensors, and water-saving measures. The facades and outdoor areas contribute to local biodiversity and natural values. Additionally, an adjacent park will be created, connecting the building’s stormwater runoff through an aqueduct.
